Abstract of Marquis of Hertford's title to Cheylesmore from 1800, with its appurtenances lately part of the Duchy of Cornwall

I 12 Apr 1800. Lease by George Augustus Frederick, Prince of Wales, to Most Honourable Francis Seymour Conway, Marquis of Hertford, of Cheylesmore manor, its rents, waste and tenements, courts leet and baron, with perquisites, coal, and offices of steward and bailiff, but reserving the mansion house, demesne lands separately leased to him, timber and mines of precious metal (demised on 16 Jul 1767 to Francis, Earl of Hertford for 29.5 years from 19 Jul 1768): to be held from 17 Jan [1800] for 31 years at 5/- per annum plus a royalty of one-tenth of the clear mining profits; the marquis will pay all imposts, and will deliver a yearly rental to the Duchy of Cornwall's auditor, along with court roll duplicates and a terrier.

II 12 Apr 1800. Lease (in consideration of surrender of 18 May 1787 lease by the Prince of Wales to the by-then Marquis of Hertford (in 1787 styled Honourable Francis Seymour Conway, Viscount Beauchamp) and a £2,280 fine) by the Prince of Wales to the Marquis of Hertford of (a) Cheylesmore mansion house wirh appurtenances and a new cottage, altogether 3a. 3r. 23p.; (b) two paddocks (formerly one) with stable, covering 30a. 0r. 39p.; (c) Coventry Park, bounded north by the city wall, of 462a. 3r. 30p., but subdivided into pastures and gardens; (d) pasture known as Locksmiths Close, Shoulder of Mutton or Swordbearer's Piece (4a. 1r. 6p.) in Styvechale parish; (e) Poddycroft (19a. 0r. 2p.), then in four parcels; and (f) appurtenances enjoyed by the mayor, bailiffs and commonalty - all having been let on 21 Feb 1758 by George II to the mayor, bailiffs and commonalty as a mansion house, park, watermill, Fore Yards close near the mansion's gate, Locksmith's Close, Poddy Croft and Little Park: Lord Hertford will hold the estate from 17 Jan [1800] for 31 years at £6/4/- per annum, working the mines and enjoying a royalty of one-eighth of the coals or a monetary equivalent within thirty days of each monthly account's presentation; Hertford will pay all imposts, maintain premises, compile rentals and terriers within the next two years and thereafter septennially, and will enrol any assignment of the lease before the duchy auditor within six months of execution thereof; the prince is not liable for running expenses but may appoint a bookkeeper to attend at every coalpit, receiving from the tenant a salary of at most 8/- per week, and to make out the monthly account (moneys being paid within thirty days).

III 4 Jun 1800. Certificate by Surveyor-General of the Duchy of Cornwall for sale to Hertford of the manor and its premises, trees and mines, for £8,050 to redeem Land Tax.
IV 17 Mar 1801. Conveyance (in consideration of £1,802/8/9 paid to Joseph Whitwell (city treasurer) at the end of a Chancery suit (Coventry corporation v William Preest et al)) by the mayor, bailiffs and commonalty to the Marquis of Hertford of Cheylesmore manor tithes (including those upon Poddy Croft and "foreyards") to which they were entitled as lay-impropriators of that perquisite for Holy Trinity and St. Michael's parishes under a 30 Jan 1565 grant.
V 28 Jan 1820. Will of the Marquis of Hertford, leaving residuary estate to Sir James Graham (of Portland Place, Middlesex, baronet) and Henry Trail (of Brook Street, Middlesex, esq.) for use of his son Francis Seymour Conway (Earl of Yarmouth) in trust to preserve contingent remainders; the Marchioness of Hertford, Lord Yarmouth and Lord Henry Seymour are named executors.
17 Jun 1822. The Marquis died; probate granted (nd).
