|Whereby, having recited: firstly, PA468/5/3/43/22; secondly, PA468/5/3/43/25; thirdly, that during Michaelmas term, 1655 Jane Morgan (spinster), Edward Cook (esq.), Francis Bagshaw (esq.), Christopher Estwick, John Troughton (in 1662 described as of Coventry, esq.), Samuel Harwar[r], Christopher Randle and Samuel Aston (gentlemen), William Slyn, Theophilus Slyn, Samuel Collyns, William Ward, John Roe, Thomas Hextall and Christopher Davenport were plaintiffs in Chancery against Thomas Basnet, Thomas Love, Samuel Snell and William "Jeliff" (aldermen), Joseph Chambers (gentleman), Mary Hopkins (widow), Henry Horne, Christopher Horne and Thomas Wagstaff (gentlemen), defendants, regarding 335a., of arable land in Stoke common fields in which the plaintiffs and others had estates of inheritance with pasture rights, which the defendants deemed inconvenient compared with enclosed land if it were to be improvable, which they confessed it was, hence the land had by common consent been surveyed and parcelled out in anticipation of enclosure, so on 12 Feb 1656 Chancery decreed that enclosure should be ratified; fourthly, that the decree states that John Daniell, Edward Love and Thomas "Armfeild" (of Coventry, drapers) should have Clay Gate Furlong (18.5a. shooting upon Dab-riding and Bowden Bridge), Hanch Meadow (2a. 2r. 0p.), Shugborough Grove (1a. 2r. 0p.), and also 8a. in Church Field (occupied by Samuel Ashton), 8a. in Parkfield and 1a. 1r. 20p. in Parkfield Meadow; and fifthly, that J. Troughton's allotments in those fields, Moorefield and Hen Croft comprised 2.5 yardlands: therefore for £760 Troughton transfers to John Daniell et al Biggin Hall with a newly-built house and all appurtenances for the residue of the 37-year tenancy, subject to the £8 reserved rent and any subleases, viz. (a) that which he made on 2 Apr 1655 with Samuel Ashton (of Stoke, Coventry, gentleman) for the latter's dwelling, Grove Meadow and 0.5 yardland, equalling 14a., together with a stable which formerly was used by Elizabeth Jesson (widow) in [Earl's] Mill Lane, Coventry, thenceforth for 34 years at £14 per annum; (b) 10 Oct 1655 lease by Joseph Troughton (then described as of Stoke, Coventry, gentleman) to Christopher Estwick (of Stoke, gentleman) for Cley Gate Furlong (shooting down upon the "Dab-ruydyng" and "Bouden" Bridge Furlong plus Bouden Bridge Meadow, altogether 19.5a., from 29 Sep [1655] for 21 years at £14/7/8 per annum plus 40/- annually per a. tilled; (c) a 25 Feb 1655 lease by Christopher Estwick (described as of Stoke, Coventry, esq.) to David Ange (of Stoke, labourer) for 3a. along Binley Way, which had Hanch Meadow on the south, freeholders' land which David Ange tenanted on the west and land occupied by the lessor on the north, from [21 Dec 1654] for thirteen years at 50/- per annum, allowing Christopher Estwick access to Shugborough Grove, with 40/- per annum per a. tilled during the final triennium and two fat hens every [21 Dec]; (d) a 23 Feb 1657 lease by C. Estwick to Thomas Hall [catalogued at PA468/5/3/61/1]; (e) an 11 Apr 1658 lease by J. Troughton (described as of Coventry, gentleman) to Robert Bryan (weaver) and Thomas Hebb (husbandman), both of Stoke, for an enclosure formerly known as Croft Furlong which lay near Binley Way, abutting Mr. Harwarr's meadow called Parson's Piece, "Haunch" Meadow, lately occupied by Mr. Walter Moore, from [25 Mar 1658] for thirteen years at £9 per annum; (f) an 18 Apr 1659 lease by Troughton to Thomas Wagstaffe (of Stoke, gentleman) for Woodcroft from [25 Mar 1659] for seven years at £6 per annum; (g) a 12 Jun 1659 lease by Troughton to Thomas Bishop (labourer) and Robert Bryan (weaver), both of Stoke, for a cottage and adjacent close which they occupied and a convenient piece of common, to be held from [25 Mar 1659] for 21 years at 30/- per annum; (h) the 23 Dec 1659 assignment for £21 of (b)'s leasehold by Eleanor Estwick (of Stoke, widow) and Isaac Estwick (of London, merchant), as C. Estwick's executors, to Troughton (described as of the Middle Temple, London, esq.); (i) the 1 Feb 1661 grant, in consideration of 12d., by Troughton (of Coventry, esq.) to Thomas Wagstaffe aforesaid (having recited an indenture between the same parties of even date for "Dabruydeing" Close or "the Furthest Dabruyding Peece" plus Long Meadow (heretofore the land of Lucy Randell (widow), Christopher Randell, Richard Randell and Andrew Randell)) of access through his allotments in Cley Gate Furlong, the furlong shooting upon Dabriding and Bouden Bridge Furlong lately occupied by Elizabeth Estwick, enjoying that for thirty years if he paid 1d. every 1 Jan; (j) a deed dated 11 Dec 1650 [i.e. PA468/5/3/57/24]; and (k) the 2 Apr 1655 grant in fee farm by Troughton to Benjamin Lawton (of Coventry, tanner) for £6 of a plot which a house lately stood in Well Street in Coventry, with a garden (lying outside the gate on the western side of the road near Hill Cross, extending to a little brook on the west, lying between a messuage once occupied by the tanner Richard Murdock and then Benjamin Lawton on the north and Widow Overton's land which had been the late [shoemaker] William Stiff's on the south), 8 yards broad at the eastern end, 7 yards at the western, forming part of the Drapers' Company estate, to be held thenceforth for 34 years at a peppercorn rent: Troughton will enjoy the aforesaid reserved rents with power of re-entry despite J. Daniell et al's having accepted surrender of D. Ange's and T. Hall's properties in succession to C. Estwick. [No former reference.]
