In consideration of £153/6/- paid to Henry Lea (of Coventry, gentleman [solicitor]) and 5/- to his trustee Francis Lea (of Falcon Square, London, silkman), they convey to William [I] Newsome (of Coventry, ribbon-manufacturer]) land fronting the Coventry - Warwick road for 23 feet 8 inches beyond Greyfriars' Gate [site], extending backwards 120 feet to Pudding Croft or Poddy Croft, covering 315 square yards (bounded south by land which Henry Lea is selling to Thomas McRae, north by a piece which he is selling to Richard Booth junior [builder]), successively occupied by [the victualler] William Copestakes, [the farmer] Charles Shettle and William [I] Newsome; to be held with Henry Newsome (of Coventry, ribbon-manufacturer) as trustee; H. Lea covenants to produce scheduled deeds; by 24 Jun 1826, W. [I] Newsome shall build 5 feet from the plot's front line a house with a sliding sash front to a design by Richard Booth senior (of Coventry, architect) with an iron palisade like those in front of houses inhabited by Ann Birch et al, and a 9-inch thick brick wall at least 6 feet high on the southern side of the plot, into which he will let Thomas McRae nail fruit trees.
